How to handle BIG problems … such as Roof Leaks

Sometimes homeowners have sudden problems occur that are likely to be expensive repairs, such as roof leaks, sewer blockages, hot water heater leaks, air conditioning/heating issues, etc. These problems may be causing immediate and ongoing damage to your home. You may be tempted to make a panic decision and hire the first person who gives you a quote to “fix” the issue, even though the price may be extremely expensive.

RECENTLY OUR ROOF STARTED LEAKING NEAR OUR SKYLIGHT …

Recently, in our kitchen, the roof started leaking near our kitchen skylight, which was installed years ago, and water started dripping onto the kitchen floor.

What to do?

I started to get quotes from roofers and handymen, but it appears that most roofers don’t want to do a small job; they’d rather be performing jobs where the entire roof is replaced, making them more money. The quotes the roofers were providing seemed unreasonable to me. They wanted almost 1/3 the cost of the entire amount that it cost us to replace our roof when it was damaged by hail several years ago. Surely a leak in one small area of the roof could be fixed for less than that.

As days stretched into weeks, I realized that it might take a while to find a roofer who would do the needed work at a reasonable cost.

In the meantime, each time it rained, we had more water dripping into our kitchen.

I was beginning to panic, thinking that I might need to hire one of the expensive roofers in order to get the roof to stop leaking.

Then, I realized that I was operating out of FEAR, and that there was something I could do about the leak to mitigate the leaking roof while I continued my search for a competent, reasonably priced roofer.

TROUBLESHOOT THE SOURCE OF THE PROBLEM, MITIGATE IF POSSIBLE

I decided to get on the roof and see if I could mitigate the problem by putting a patch over the leaking area while I continued my search for a reasonably priced, reliable roofing contractor.

I ended up putting some plastic over the leaking area, as well as doing some other things (including cutting a couple of holes in our kitchen ceiling), in order to stop the leak.

By doing the troubleshooting and mitigation myself, I became more more familiar with what was causing the leak, and better able to dialog with and screen potential roofing contractors.

While I may not have the skill set or experience to fix those problems, frequently I may be able to help you mitigate the problem so that no further damage occurs, while you get estimates from various contractors for fixing the problem.

You don’t want to operate out of FEAR or DURESS if you can help it. By putting a temporary fix over my leaking roof, I bought myself some time to find the right contractor, at the right price (hopefully), for this repair job.
